Thermal roof surveys for homes and businesses in Surrex

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. Typical surveys look at water that travels before it shows and damp where roofs meet walls and chimneys, on commercial roofs, pitched roof slopes and insulated roof spaces.

Somewhere as small as Surrex, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for most houses, or half a day or so for a commercial building. In a hamlet or village like Surrex, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make sure we can get to the back of the property
  • Leave a clear route to the loft

Roof by roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know

A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Flying and imaging in Surrex

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Historic houses like Layer Marney Tower, about 5 miles south-east, show how far back building around Surrex goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. The streets around a church such as St Peter ad Vincula are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Surrex is about 6 miles south-east of Halstead, in Essex. Bookings from Surrex are handled just like any other: a call or an email, a price, then a date. Surrex is one of the places in Essex we cover for thermal roof surveys. We also survey roofs in Chelmsford.

Thermal roof surveys in CO6 are booked the same way as anywhere else. We cover properties on Old Road and Colchester Road and the roads around them. We also cover Skye Green (1 mile south-east), Broad Green (1 mile east), Stocks Green (1 mile south), Little Tey (1 mile east) and Feering (2 miles south). Further out, we also cover Colchester (8 miles east), Chelmsford (14 miles south-west), Braintree (7 miles west), Maldon (10 miles south), Witham (6 miles south-west) and Camulodunum (7 miles east).

FAQs for Surrex

How do I find out if my home in Surrex is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Surrex?

Yes. Our area covers London and South East England, and Surrex is part of that. Just ring 07833 053749 or send us an email and let us know about the property.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How long is the visit?

Most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.

Do you need a thermal roof survey in Surrex?

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.

Here are some of the things we see frequently:

  • Damp around chimneys and parapets
  • Ceilings that feel colder in places
  • Missing or slipped insulation
  • Areas losing heat at the eaves and junctions

If you look after a building like Honywood Community Science School, a view from above covers a wide roof far faster than walking it.

Questions to ask before you book

  • Whether VAT is added on top
  • Which limits apply to the survey

What a roof survey includes

Why get it checked now?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Where a roof is exposed, as many are in small places like Surrex, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
