Landlord and commercial surveys in Surrex

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Roof survey in Surrex

Our roof surveys cover Surrex and the wider South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or email us. We survey clay and concrete tiles, flat roofs and lead flashings, and common reasons people get in touch are loose chimney pots and worn or blocked valleys.

In a small place like Surrex, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Surrex homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

With Layer Marney Tower about 5 miles south-east, the area around Surrex has a long history. Older homes in the area may have roofs that need matching materials when work is done. Take a building like Honywood Community Science School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as St Peter ad Vincula are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Surrex is about 6 miles south-east of Halstead, in Essex. Bookings from Surrex are handled just like any other: a call or an email, a price, then a date. Across Essex, we cover Surrex and the places around it. We also survey roofs in Chelmsford.

Surveys in CO6 work the same way as everywhere else we cover. Streets in the area include Old Road and Colchester Road. Neighbouring places we cover for roof surveys include Skye Green (1 mile south-east), Broad Green (1 mile east), Stocks Green (1 mile south), Little Tey (1 mile east) and Feering (2 miles south). We also work in nearby towns such as Colchester (8 miles east), Chelmsford (14 miles south-west), Braintree (7 miles west), Maldon (10 miles south), Witham (6 miles south-west) and Camulodunum (7 miles east).

Common questions in Surrex

Does a conservation area affect roof work in Surrex?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Surrex?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a written report with photos and recommendations.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Are you insured?

Our cover is professional indemnity plus public liability.

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Take photos of any leaks as they happen
  • Look for debris in the garden after high winds
  • Hold on to the report for future surveys
  • Let us know about past leaks

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Surrex, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we are looking at

Getting a price

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
