Independent roof surveys in Skye Green

How a roof survey works in Skye Green

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, we can find out what’s behind it, whatever the roof.

Somewhere as small as Skye Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Skye Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work

How we price roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • What’s prompted the survey
  • Where water is showing inside, if it is

Unsure which package suits your roof? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Why it is worth a survey now in Skye Green

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a place like Skye Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What a roof survey looks like in Skye Green

The wider area around Skye Green has a long history of building, with Layer Marney Tower about 4.5 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Parish Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Kelvedon station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Skye Green: your questions answered

Do you cover smaller places like Skye Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Skye Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

Simply phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings

What we are asked to look at in Skye Green

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

A survey can pick up problems like:

  • Cracked or blistered flat roof coverings
  • Leaking gutter joints and downpipes
  • Flashings that have come away from the wall
  • Leaning or weathered chimney stacks

For site and facilities teams at buildings such as Honywood Community Science School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book
