Independent new roof snagging in Skye Green

New roof snagging for homes and businesses in Skye Green

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’ve noticed poorly finished verges and broken coverings left on a new roof, we can find out what’s behind it.

Some older homes in villages like Skye Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Skye Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent

Local roofs and buyers in Skye Green

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Layer Marney Tower about 4.5 miles south-east, Skye Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Kelvedon station may find that a written report helps before buying a rental or paying for a new roof on one.

Skye Green is about 4 miles north of Tiptree, in Essex. Houses, flats, blocks and commercial buildings in Skye Green can all book new roof snagging, with a written report and photographs every time. Our area takes in places right across Essex. We also survey roofs in Chelmsford.

Surveys in CO5 and CO6 are booked the same way as anywhere else. Streets in the area include Old Road and Mill Lane. Nearby, we also carry out new roof snagging in Surrex (1 mile north-west), Stocks Green (1 mile south), Broad Green (1 mile north-east), Little Tey (1 mile north-east) and Feering (2 miles south). Larger places within reach include Colchester (8 miles east), Chelmsford (13 miles south-west), Braintree (7 miles west), Maldon (10 miles south), Witham (6 miles south-west) and Camulodunum (7 miles east).

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Agree snagging with your roofer at the start
  • Book snagging before the final payment
  • Look for new stains after a downpour
  • Look for marks or cracks left by the work

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and leaves time for snags to be fixed.

Different roofs, different checks

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it is visible.

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs from safe vantage points.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Repair costs for putting snags right
  • How the roof will perform for years to come
  • Areas out of view from every safe viewpoint

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roofs we survey in Skye Green

  • Ridges and verges
  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • New flat roofs
  • Loft conversions and dormers

Landlord and commercial surveys in Skye Green

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Common roof problems in Skye Green

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Look out for signs like these:

  • Cracked mortar at the ridge or hips
  • Debris left in gutters or valleys
  • Underlay not dressed into the gutter
  • Untidy or loose verge details

If you live in an older home near Parish Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What they won’t be able to tell you
  • How long the report takes to arrive
  • Whether the loft is part of the inspection

Questions from Skye Green

Is my home in Skye Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Skye Green within the area you cover?

Yes. Skye Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos for you to pass to your builder.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
