Broad Green: your questions answered

Is Broad Green in the area you cover?

Yes, Broad Green is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.

Is Broad Green within the area you cover?

Yes, Broad Green is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you get involved if the roofer disagrees with the report?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long will you be on site?

It normally takes about 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when booking.

How new roof snagging works in Broad Green

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer in good time. We survey new-build homes, new flat roofs and flashings and valleys, and the problems we’re asked to look at most are missing or blocked roof ventilation and broken coverings left on a new roof.

Being in a small place like Broad Green makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Broad Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Advice

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Look for marks or cracks left by the work
  • Check that gutters weren’t left full of offcuts
  • Diary the defects period end date
  • Keep the contract and invoices together

You receive a report with photos of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What we’re asked to look at in Broad Green

Many people book because something doesn’t look right. Others just want an independent check before paying before the job is closed.

These are some of the problems a survey can pick up:

  • Debris left in gutters or valleys
  • Verge tiles or slates not secured
  • Flashings not properly dressed or fixed
  • Vents that weren’t fitted or are covered

For landlords with property near Marks Tey station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • How much experience they have with roofs like yours
  • Will the report include photos?
  • Which limits apply to the survey

Leave it or get it looked at?

It is easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. Our report lists what to raise. Where a roof is exposed, as many are in small places like Broad Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You’ll know the price for your survey before you book.
