FAQs for Skye Green

How do I find out if my home in Skye Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Skye Green?

Yes, Skye Green is on our map. Villages and rural addresses get the same survey as a town house.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How a pre-purchase roof survey works in Skye Green

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’re worried about damp timbers or stains in the loft and gaps where slates or tiles have come loose, we can find out what’s behind it.

In a village or hamlet like Skye Green, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

What a pre-purchase roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What a pre-purchase roof survey looks like in Skye Green

If your survey includes the drone, the flight is checked against the Drone Safety Map first. About 4.5 miles south-east lies Layer Marney Tower, a reminder of how long the area around Skye Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Parish Church of All Saints: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Leave it or get it looked at?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in, with photos of anything that needs attention. Outbuildings and barns around Skye Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

How the survey changes by roof type

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

What we are asked to look at in Skye Green

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.

Signs worth acting on include:

  • Patch repairs that may hide an ongoing problem
  • Gutters choked with leaves and moss
  • A ridge or slope that dips
  • Slipped or missing slates and tiles

For landlords with property near Kelvedon station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before you book

  • Their report turnaround times
  • Their track record with similar roofs
  • What’s outside the scope of the survey

What to expect from a roof survey

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two at a typical house, with time for the loft where it can be reached. Rural addresses near Skye Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
  • If you’re buying, let the agent know when we’re coming
