Pre-purchase roof surveys in Surrex

Pre-purchase roof survey in Surrex

Book after your offer is accepted and before exchange. That is when the findings are most useful, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’re worried about old water stains in the roof space and chimney mortar that has eroded, we can find out what’s behind it, whatever the roof.

For a small place like Surrex, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take an hour or two at most homes, and longer for a large or complex roof. In a hamlet or village like Surrex, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

Book a survey

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

What happens if roof problems are left?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. In a small place like Surrex, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your survey before you book.

Questions from Surrex

Do you carry out roof surveys in Surrex?

Yes, Surrex is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Is my home in Surrex listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we’re asked to look at in Surrex

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Blistered or split felt on a flat roof
  • Gaps where slates or tiles have come loose
  • Quick fixes on flashings and valleys
  • Gutters that overflow or drip at the joints

If you live in an older home near St Peter ad Vincula, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • What insurance they carry
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • Their track record with similar roofs

What’s in a roof survey

Prices for pre-purchase roof surveys in Surrex

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • How big the roof is

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

A little information up front helps. Please include:

  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Where water is showing inside, if it is

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Faults hidden behind ceilings, boards or coverings
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.
