Independent gutter surveys in Surrex

Honest limits

A survey is a close look at the gutter, but it cannot do everything. Its limits include:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe viewpoint

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers

Gutter surveys for homes and businesses in Surrex

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed choked outlets or hopper heads and gutters full of debris and silt, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and parapet and box gutters alike.

Older buildings in small places like Surrex may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Gutter surveys around Surrex

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 5 miles south-east lies Layer Marney Tower, a reminder of how long the area around Surrex has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Kelvedon station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Honywood Community Science School, a written record of a large roof helps plan work for the holidays rather than in term time.

Surrex is about 6 miles south-east of Halstead, in Essex. We carry out gutter surveys for homes and businesses in Surrex and the surrounding area. We cover towns and villages across Essex. Chelmsford is in our area too.

What we are asked to look at in Surrex

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge
  • Rotten fascias or stained soffits
  • Valley or box gutters that overflow inside

If your home is one of the older ones in the streets near St Peter ad Vincula, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking any roof surveyor

What a roof survey includes

What affects the cost of gutter surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • The kind of building and roof involved

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

FAQs for Surrex

Can a landlord with a rental near Kelvedon station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Surrex listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Surrex, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • If you are buying, let the agent know when we are coming
  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
