Independent gutter surveys in Little Tey

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Gutter surveys for homes and businesses in Little Tey

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We are often asked to look into downpipes that are split or coming away and dripping or leaking gutter joints, on fascias and soffits, parapet and box gutters and outlets and hoppers.

In a small place like Little Tey, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a gutter survey looks like in Little Tey

With Layer Marney Tower about 4.4 miles south-east, Little Tey sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Marks Tey station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Honywood Community Science School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Little Tey is about 6 miles south-east of Halstead, in Essex. In Little Tey, as across Essex, every roof gets the same careful survey. Little Tey is one of the towns and villages in Essex where we work for gutter surveys. Chelmsford is in our area too.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what isn’t.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your questions about gutter surveys in Little Tey

Can a landlord with a rental near Marks Tey station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building.

Does a conservation area affect roof work in Little Tey?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

How we price gutter surveys

To price your survey, we check:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What we need to know

Here’s what helps us most when you get in touch:

  • Any deadline, like an exchange date
  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from the ground or a window

To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.

Why act early in Little Tey

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. Older and listed buildings around Little Tey may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.

Why book with us

  • 98% of customers satisfied
  • Drones and thermal imaging where applicable
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • An independent look at the roof

How the survey works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Little Tey, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
