Gutter survey in Easthorpe: what you get

We survey gutters and rainwater systems in Easthorpe and right across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it is safe. A visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. We’re often asked to look into blocked outlets and hoppers and downpipes that are split or coming away, across fascias and soffits, outlets and hoppers and valley gutters.

In a village or hamlet like Easthorpe, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Easthorpe can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Get trees that overhang the gutters trimmed
  • Watch for green marks down the brickwork
  • Do not leave hidden gutters out of a clear-out
  • Check for spilling water in a downpour

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

What a gutter survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Why act early in Easthorpe

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without one, it’s guesswork from the ground. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Your questions about gutter surveys in Easthorpe

Is my home in Easthorpe listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Easthorpe within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or drop us an email.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

What we’re asked to look at in Easthorpe

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

It’s worth booking a survey if you’ve seen:

  • Brackets that have dropped or snapped
  • Choked outlets or hopper heads
  • Soffits marked by water
  • Downpipes that are split or coming away

If you own a rental within reach of Marks Tey station, the gap between tenancies is a good time to have the roof looked at.

Before booking anyone

  • What the report includes, and whether it has photos
  • Their track record with similar roofs
  • What the survey won’t cover
  • Whether the loft is part of the inspection

What’s in a roof survey

Roof by roof

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Roofs, chimneys and gutters in Easthorpe

With Layer Marney Tower about 2.7 miles south, Easthorpe sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first.
