Gutter surveys in Copford

How a gutter survey works in Copford

We survey gutters and rainwater systems in Copford and right across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the roof space. Time on site usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey outlets and hoppers, parapet and box gutters and downpipes, and the problems we’re asked to look at most are leaking or loose downpipes and water spilling over the gutter edge.

In a small place like Copford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we’re there. For a village or hamlet like Copford, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a report with photos and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey
  • Tell us about parking before the day

Signs you need a gutter survey in Copford

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Signs worth acting on include:

  • Choked outlets or hopper heads
  • Leaks at the gutter joints
  • Leaking or loose downpipes
  • Water spilling over the gutter edge

For site and facilities teams at buildings such as The Stanway School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Copford

How do I find out if my home in Copford is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Marks Tey station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.

What’s the best way to book?

What a gutter survey looks like in Copford

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Copford has a long history of building, with Layer Marney Tower about 4 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Marks Tey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Parish Church of St Albright, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before and after the survey

Here are a few things we’d tell any owner:

  • Get trees that overhang the gutters trimmed
  • Look for new stains on ceilings below valleys after rain
  • Note any damp stains below the gutters
  • Check from the ground or a window, not a ladder

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Why it’s worth a survey now in Copford

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. Older cottages and farmhouses around Copford can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why book us in Copford

  • An independent look at the roof
  • Covered by professional indemnity and public liability insurance
  • A report with photographs
  • Thermal imaging and drone inspection where they help

Read what a roof survey costs or what we found on two real jobs.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
