New roof snagging for homes and businesses in Stambourne Green

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. We survey new flat roofs, new-build homes and ridges and verges, and people most often book us about offcuts and broken tiles left behind and loose or badly finished ridge tiles.

Older buildings in small places like Stambourne Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What we look for on each type of roof

Ridges, hips and verges

Verges are easy to get wrong and get a careful look.

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are checked.

What happens if roof problems are left?

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Outbuildings and barns around Stambourne Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Send the snagging report to your roofer
  • Check the roof before you pay in full
  • Check ceilings and the loft after heavy rain
  • Tell your roofer the work will be inspected

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

Stambourne Green: your questions answered

Do you cover smaller places like Stambourne Green?

Yes, Stambourne Green is on our map. Villages and rural addresses get the same survey as a town house.

Is Stambourne Green in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What’s the best time to have a new roof checked?

Ideally before you make the final payment, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

Will you walk on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Which parts of the roof does snagging cover?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is checked where there is safe access, and we note any mess or damage left after the work.

New roof snagging in Stambourne Green: local notes

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.

Around Stambourne Green, each roof gets the same safe, thorough look, and the findings in plain words. Around Stambourne Green, as everywhere, small roof faults are simplest to sort before they let water in.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a house, and more on a big or complicated roof. Somewhere as small as Stambourne Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

What new roof snagging does not cover

A survey is a proper look at the new roof, but it cannot do everything. Its limits include:

  • A promise that the roof will not leak
  • Parts of the roof we cannot see safely
  • What’s under the new coverings
