Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Check lower roofs and walls after scaffolding comes down
  • Look for debris left in gutters from ground level
  • Watch for drips in the loft space with care
  • Note the end of any warranty or defects period

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Keep paperwork for the new roof together. Add the snagging report to it.

New roof snagging for homes and businesses in Newney Green

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. We survey new-build homes, replacement roofs and ridges and verges, and common reasons people get in touch are debris left in gutters or valleys and loose flashings at walls or chimneys.

Somewhere as small as Newney Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

New roof snagging in Newney Green: local notes

With Hylands about 2.7 miles south-east, Newney Green sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near Church of St Michael and All Angels, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Chelmsford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Newney Green is about 4 miles west of Chelmsford, in Essex. Whether the building in Newney Green is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Essex coverage includes Newney Green and the places around it.

What affects the cost of new roof snagging

All our prices include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • Roof area
  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

A little information up front helps. It’s useful to include:

  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Somewhere like Newney Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

How to prepare

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building

Questions from Newney Green

Do you cover Newney Green?

Yes, Newney Green is within the area we cover. We work right across London and the South East. Just call 07833 053749 or use the contact form and tell us about the property.

Is Newney Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
