Independent new roof snagging in Rook End

About our new roof snagging in Rook End

We report on what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. If you’ve noticed loose or badly finished ridge tiles and offcuts and broken tiles left behind, a survey will tell you what’s going on.

Being in a small place like Rook End makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for a house, or half a day or so for a commercial building. Rural addresses near Rook End can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Arrange the inspection before settling the final bill
  • Agree snagging with your roofer at the start
  • Check that gutters weren’t left full of offcuts
  • Raise snags in writing with your roofer

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

Signs you need new roof snagging in Rook End

Many people book because something does not look right. Others want an independent check as a matter of course before signing off the job.

Things that often lead to a survey include:

  • Signs of condensation in the roof space
  • Ridge and hip tiles not properly fixed
  • Damage to other parts of the building
  • Flashings not properly dressed or fixed

If you live in an older home near Church of St Mary and All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

  • What they will not be able to tell you
  • Whether the inside of the roof is included
