Rook End Pre-Purchase Roof Survey
Pre-purchase roof surveys in Rook End from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Chimney mortar that has eroded
- Sagging ridge lines or uneven roof slopes
- Old water stains in the roof space
Tips that help
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask for loft access on the day
- Book once your offer is accepted
- Ask the seller about past roof repairs
- Ask whether there are papers for past roof work
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Pre-purchase roof survey in Rook End
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at ponding, blisters or splits on a flat roof and blocked or leaking gutters, across gutters and downpipes, natural slate and chimney stacks.
Being in a small place like Rook End makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Rook End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- Jot down any questions you want answered
- Find any records of previous roof work
- Note where any stains or damp appear

Advice
What affects the cost of pre-purchase roof surveys
Not every roof costs the same to survey, and it comes down to:
- Height and safe access
- How big the roof is
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
Prices quoted always include VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Getting in touch
You do not need to know any roofing terms. Just tell us:

- When you need the report by

Pre-purchase roof surveys in Rook End: local notes
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. For a purchase or a newly finished roof, the materials decide which details matter most. Horham Hall, about 2.9 miles south-east, is one of the historic houses in the wider area around Rook End. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St Mary and All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Faults hidden behind ceilings, boards or coverings
- A structural engineer’s report
- Anything beyond the roof, which a full home survey covers

Questions from Rook End
Does a conservation area affect roof work in Rook End?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover smaller places like Rook End?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Is your roof survey a RICS survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
How do I arrange a pre-purchase roof survey in Rook End?
To arrange a survey, call 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.
When to book a survey in Rook End
Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
People usually book a survey when they’ve noticed something like this:
- Loose pots and cracked flaunching
- Worn or lifted lead flashings
- Gutters that overflow or drip at the joints
- Standing water on a flat extension roof
If you own a rental within reach of Newport (Essex) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Questions to ask before booking
- Which viewpoints they use to see the roof
- Whether any drone flown is registered with the CAA
- What experience they bring
- What they will not be able to tell you
