- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that is a RICS home survey)

What we look at
- The roof space
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- Clay and concrete tiles
How a pre-purchase roof survey works in Widdington
Buyers in Widdington and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or email us. Typical surveys look at ponding, blisters or splits on a flat roof and gutters that overflow or drip at the joints, across chimney stacks, the roof space and gutters and downpipes.
In a village or hamlet like Widdington, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The report records the roof as we found it on the day. It is useful straight away, and a good reference for later.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Widdington homes and their roofs
Older buildings in Essex frequently have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Newport (Essex) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.
What we need to know
If you can, have these to hand when you contact us:
- Where the property is, with the postcode
- When you need the report by
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.
Landlords, agents and block managers in Widdington
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
Do you need a pre-purchase roof survey in Widdington?
A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
We are frequently asked to look at:
- Flashings that have lifted or split
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Gaps where slates or tiles have come loose
Horham Hall, about 3.4 miles south-east, is one of the historic houses in the wider area around Widdington. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
Choosing a roof surveyor
- Their drone registration, if they fly one
- Whether you get a written report with photos
- How long the report takes to arrive
- What follow-up you get after the report
How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Somewhere as small as Widdington, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Unlock side gates and any roof access doors
- Agree roof access with the managing agent if it is shared
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Your questions about pre-purchase roof surveys in Widdington
Is Widdington in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in Widdington listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long will you be at the property?
It typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
