Widdington Gutter Survey
A careful look at the gutter at your property in Widdington, with photos and a written report.
- Rotten fascias or stained soffits
- Gutters that have fallen out of line
- Dripping or leaking gutter joints
About our gutter survey in Widdington
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey fascias and soffits, eaves gutters and outlets and hoppers, and people most often book us about water spilling over the gutter edge and sagging gutters and loose brackets.
In a village or hamlet like Widdington, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Damage hidden inside walls or behind boards
- Parts of gutters that can’t be seen safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.
Roof types and parts we check
- Eaves gutters
- Downpipes
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
- Parapet and box gutters
Leave it or get it looked at?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Outbuildings and barns around Widdington are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Questions from Widdington
Does a conservation area affect roof work in Widdington?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Newport (Essex) station book a roof survey?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Is a Saturday or Sunday visit possible?
Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or email us.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you test soffits or gutters for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What we look for on each type of roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Any of our surveys can be booked by landlords, agents and building managers in Widdington. To discuss a property or a block, call 07833 053749 or use the contact form.
Widdington homes and their roofs
Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Horham Hall, about 3.4 miles south-east, show how far back building in the area around Widdington goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Newport (Essex) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Joyce Frankland Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Widdington is about 4 miles south of Saffron Walden, in Essex. In Widdington, as across Essex, every roof gets the same careful survey. Our area takes in places right across Essex, from the larger towns to small villages. For surveys nearby, see our Chelmsford page.

The survey, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. You’re welcome to ask questions while we are there. Around Widdington, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Unlock side gates and any roof access doors
- For a flat or shared roof, check access with the building owner or managing agent
