Gutter survey in Quendon

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you are worried about fascia boards damaged by overflowing water and water backing up from a hidden gutter, a survey will tell you what’s going on, on outlets and hoppers, valley gutters and parapet and box gutters alike.

In a small place like Quendon, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Rented homes, blocks and businesses

Landlords, agents and building managers in Quendon and across Essex can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

FAQs for Quendon

Do you cover smaller places like Quendon?

Yes, Quendon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Newport (Essex) station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

How do I book a survey in Quendon?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Why get it checked now?

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers what can be seen safely and records it with photos. For older village homes like those around Quendon, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Book gutter clearing once a year, more frequently near trees
  • Keep climbers away from the eaves
  • Ask for valleys and parapet gutters to be cleared too
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

When to book a survey in Quendon

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

People normally book a survey after spotting one of these:

  • Water backing up from a hidden gutter
  • Hoppers and outlets full of debris
  • Gutters packed with leaves or moss
  • Sagging gutters and loose brackets

The streets around a church such as Church of Quendon are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to expect from a roof survey

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Quendon can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared
