Need a gutter survey in Newport?

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

How a gutter survey works in Newport

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We’re often asked to look into joints that drip after rain and gutters overflowing in heavy rain, on downpipes, fascias and soffits and parapet and box gutters.

Around Newport, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Landlord and commercial surveys in Newport

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Your questions about gutter surveys in Newport

Will you come out to Newport?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Newport listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or drop us an email to arrange a day.

How do I arrange a gutter survey in Newport?

To book, call 07833 053749 or email us and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirming asbestos in older rainwater goods
  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check that downpipes are firmly fixed to the wall
  • Look out for overflows when it pours
  • Have overhanging branches cut back
  • Book gutter clearing once a year, more often near trees

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.

Common roof problems in Newport

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.

Things that frequently lead to a survey include:

  • Leaks at the gutter joints
  • Leaves and moss blocking gutters
  • Rotten fascias or stained soffits
  • Sagging gutters and loose brackets

For landlords with property near Newport (Essex) station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Their track record with similar roofs

What a good roof survey covers

Newport homes and their roofs

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Audley End House about 2.4 miles north, Newport sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Joyce Frankland Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Newport, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Check we can get to the back of the property
  • Find any records of previous roof work
