How new roof snagging works in Lee Chapel
A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Typical surveys look at debris left in gutters or valleys and missing or blocked roof ventilation, on new flat roofs, loft conversions and dormers and flashings and valleys.
Around Lee Chapel, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs
Several things affect the price of a survey:
- How big the roof is
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- Whether it’s a home or a commercial building
To find out what your survey will cost, ring 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.
What to tell us when you get in touch
You do not need to know any roofing terms. Just tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

- Debris left in gutters or valleys
- Underlay at the eaves left exposed

Buying a home or a new roof in Lee Chapel
The coast is about 5 miles or less from Lee Chapel, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you are buying or signing off new work. Lee Chapel is part of Basildon, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches, ageing concrete tiles and old flat roofs each have their own weak points, worth knowing before you commit.
If yours is one of the older homes in the streets near St Martin of Tours, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Leave it or get it looked at?
You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. On a bungalow or cottage around Lee Chapel, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take roughly 1–2 hours for most houses, or half a day or so for a commercial building. Being in a smaller place like Lee Chapel doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- The loft space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Before we arrive
- Let us know about parking before the day
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear

Advice
Lee Chapel: your questions answered
Do you cover smaller places like Lee Chapel?
Yes. Lee Chapel is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Lee Chapel listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.
How much time does a snagging visit need?
A visit normally takes between one and two hours for most homes, depending on how much new work there is to check. We’ll give you an idea when you book.
Will you deal with my roofer if there is a problem?
No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
