New roof snagging in Langdon Hills: what you get
Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. Typical surveys look at vents that weren’t fitted or are covered and debris left in gutters or valleys, across new-build homes, ridges and verges and replacement roofs.
Bungalows, chalet bungalows and older cottages are common in smaller places like Langdon Hills, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Langdon Hills or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
After the visit, you get a written report with photos, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

The survey, step by step
The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for a typical new house roof, longer where the roof is large or complicated. A visit to Langdon Hills is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First, you let us know what the roofer did and any concerns you have.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- The loft space is checked where safe, along with any mess or damage left after the work.
- We send a written report with photos of each snag.
Preparing for the visit

- Make a note of anything you’d like us to look at

Advice
Langdon Hills: your questions answered
Is the coastal weather around Langdon Hills hard on roofs?
It can do. Within about 5 miles of the sea, as Langdon Hills is, metal fixings wear faster and gales find any loose ridge or slate.
How do I find out if my home in Langdon Hills is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you get involved if the roofer disagrees with the report?
No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
When should I book new roof snagging?
Ideally before you make the final payment so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
When to book a survey in Langdon Hills
A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from ground level before you pay.
Most people get in touch after spotting one of these:
- Underlay at the eaves left exposed
- Gutters blocked by building debris
- Missing or blocked roof ventilation
- Gutters or fascias damaged during the job
For an older house near a landmark such as Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they plan to inspect the roof safely
- What experience they bring
- When you will get the report
Langdon Hills homes and their roofs
Langdon Hills is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you let a flat or house near Laindon station, a written report helps before buying a rental or paying for a new roof on one.

Leave it or get it looked at?
Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely, including by drone where it’s applicable. Homes in smaller places like Langdon Hills can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What a survey costs
A few things affect what a survey costs:
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
You don’t need to know any roofing terms. Just let us know:
- What’s prompted the survey
- Any deadline, such as an exchange date
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or email us.
