Drone roof surveys near Langdon Hills

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Drone roof survey in Langdon Hills: what you get

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prison sites also have drone restriction zones. Typical surveys look at ponding and splits on a high flat roof and outlets choked with leaves and silt, on valleys and parapet gutters, flat roofs on upper floors and tall and steep roofs.

In smaller places like Langdon Hills, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common questions in Langdon Hills

Is Langdon Hills within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Langdon Hills listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will the drone show what’s under the tiles?

No. It sees only the outer surfaces. Leaks, damp timbers and condensation often show first from inside, so we inspect the roof space as well where access is safe.

What if it is windy or raining on the day?

Bad weather means no flight. A small drone cannot fly safely in high wind or heavy rain, so a new date is agreed with you, or look from other safe viewpoints if you’d rather.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is your drone operator registered?

We are. The CAA has issued us a Flyer ID and an Operator ID, and we fly a drone that weighs under 250g, kept within sight on every flight.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at most homes, and longer for a large or complex roof. Being in a smaller place like Langdon Hills doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Expect us to rearrange if it’s too windy or wet
  • Tell us about any leaks or concerns
  • Tell next door if the drone will be near their property
  • Expect a little longer if permission is needed

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Photograph anything new.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

What affects the price in Langdon Hills

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

Landlords, agents and block managers in Langdon Hills

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.

Drone roof surveys around Langdon Hills

Langdon Hills is within about 5 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Langdon Hills is part of Basildon, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches and flat-roofed additions are hard to see from the ground, so aerial and thermal views add detail.

Take a building like Lincewood Primary School: thermal images can show where wet insulation sits under a big flat roof. Take an older house close to Church of St Mary: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near Eastgate Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.
