Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Anyone responsible for a site like Millhouse Primary School will know that big roofs are where aerial photos and thermal images show the most at once. Shop and office owners around Eastgate Shopping Centre may find that thermal images can show trapped moisture across a wide commercial roof.

About our drone roof survey in Steeple View

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address ahead of the visit. We will tell you if another approach would work better. If you’ve noticed moss building up on slopes and in gutters and coverings that have slipped high up on the roof, a survey will tell you what’s going on, on flat roofs on upper floors, valleys and parapet gutters and chimney stacks alike.

Around Steeple View, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How the survey changes by roof type

Chimney stacks

Our drone check of a chimney is visual, and it isn’t a flue or gas safety check. We’ll say if a specialist is needed.

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area, so nothing is skipped.

Common questions in Steeple View

Are there drone restrictions around Steeple View?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

How do I find out if my home in Steeple View is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Mention anything you’ve noticed on the roof
  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property
  • Clear a spot on the drive or lawn

File the report and photos with your home documents. They give you something to compare against later, and they help if you sell.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Common roof problems in Steeple View

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

Problems we come across often include:

  • Blocked valleys and parapet gutters
  • Standing water on a flat roof
  • Eroded pointing on a chimney stack
  • Vegetation in valleys and gutters

If you live in an older home near Church of St Nicholas, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What a good roof survey covers

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. A visit to Steeple View is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the roof space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

How we price drone roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Getting in touch

There’s no need for technical words. Just tell us:

  • When you need the report by
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • A structural engineer’s report
  • A flight where airspace permission is refused

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.
