Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Move stored items away from the hatch
  • Keep pets indoors during the flight
  • Expect us to rearrange if it is too windy or wet
  • Make sure there is room outside for the drone to take off

Keep the photos with your property records. They give you something to compare against later.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, so small faults are dealt with early.

Drone roof surveys for homes and businesses in Great Berry

Drone roof survey starts from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. We survey large and complex roofs, chimney stacks and valleys and parapet gutters, and people most often book us about chimney tops in poor condition and standing water on a flat roof.

Around Great Berry, plenty of roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from the ground.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Your questions about drone roof surveys in Great Berry

Is Great Berry within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Great Berry listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Will the drone show what’s under the tiles?

No. The drone photographs the outer surfaces, but not the loft or the underside. We look in the loft from inside where it is safe.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit to Great Berry is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it’s safe.
  5. You get photos, findings and clear recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave side gates unlocked
  • Keep pets out of the way during the survey

Common roof problems in Great Berry

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.

Problems we come across often include:

  • Standing water on a flat roof
  • Ridge and hip pieces working loose
  • Coverings that have slipped high up on the roof
  • Chimney tops in poor condition

If you live in an older home near St John, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before you book

  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • Their track record with similar roofs
  • What follow-up you get after the report

What a good roof survey covers

Landlords, agents and block managers in Great Berry

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What affects the cost of drone roof surveys

When we price a survey, we consider:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, like exchange

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Drones, thermal imaging and Great Berry roofs

Great Berry lies within about 5 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a building such as Great Berry Primary School, big roofs are where aerial photos and thermal images show the most at once. If you look after a shop, office or commercial unit, for example near Eastgate Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.
