What a storm damage roof report looks like in Great Berry

Great Berry is within about 5 miles of the coast, so storms can arrive with strong gusts off the water. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

The streets around a church like St John are frequently among the oldest in a place, and if yours is one of the older homes nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Laindon station, a clear finding on where water gets in helps you brief a roofer straight away. Take a building like Great Berry Primary School: a leak through a large roof is often found some distance from where the water shows inside.

Storm damage roof report in Great Berry

A storm damage roof report is priced from £150. It’s a photo-illustrated written report, sent by email. It is not a repair quote and does not include repair costs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed cowls or aerials dislodged in the wind and torn or lifted flat roof coverings, we can find out what’s behind it, on flashings, gutters and fascias and slate and tile slopes alike.

Around Great Berry, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

FAQs for Great Berry

Does a conservation area affect roof work in Great Berry?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does being near the coast affect roofs in Great Berry?

It can do. Within about 5 miles of the sea, as Great Berry is, metal fixings wear faster and gales find any loose ridge or slate.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It does not include repair costs, so you’ll need a roofer’s quote for those.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How long will you be at the property?

Time on site depends on the roof; most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Great Berry, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Before we arrive

  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed
  • Note where any stains or damp appear

Different roofs, different checks

Ridge and hip tiles

The ridge and hips are among the most exposed parts of a roof. We record any that have lifted, cracked or come away.

Slate roofs

Slates can slip or blow off in a storm, especially where the nails have corroded. We record which slates have moved and any signs of older nail fatigue.

What this survey can’t tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • The outcome of a claim
  • What’s beneath slates, tiles or membranes
  • Acting for you with the insurer

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What our survey covers.

Roofs we survey in Great Berry

  • Ridges and hips
  • Chimney stacks
  • Flat roofs
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes

Practical tips

These tips come from what we see on roofs every week:

  • Check how your policy defines a storm
  • Photograph the damage safely from below
  • Record any water damage in rooms and the loft
  • Keep fallen slates or tiles as evidence if safe

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
