Roofs, chimneys and gutters in Steeple View

Steeple View is part of Basildon, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you look after a building such as Millhouse Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like Eastgate Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Steeple View is about 2 miles north-west of Basildon, in Essex. Steeple View is part of the area we cover and the surrounding area as part of our work across London and South East England. Our Essex coverage includes Steeple View. You can also see our page for Chelmsford.

We cover every part of SS15, CM12 and SS16 for roof surveys. We offer roof surveys to properties on Green Lane, Kings Road and Boult Road and the roads around them. We also cover the places around Steeple View: Noak Hill (1 mile north), Noak Bridge (1 mile east), Laindon (1 mile south), Lee Chapel (2 miles south-east) and Great Berry (2 miles south-west). Further out, we also cover Chelmsford (11 miles north), Brentwood (6 miles north-west), Maldon (15 miles north-east), Canvey Island (8 miles south-east), Billericay (3 miles north) and Rayleigh (8 miles east).

Roof surveys for homes and businesses in Steeple View

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey chimney stacks, flat roofs and natural slate, and people most often book us about gutters that overflow in heavy rain and debris building up in roof valleys.

In a smaller place like Steeple View, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Do you need a roof survey in Steeple View?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

We are often asked to look at:

  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes
  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists

For landlords with property near Laindon station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange

Once you know what you need, phone 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What happens if roof problems are left?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. Arranging work in a smaller place like Steeple View is easier with notice than in an emergency. A survey gives you that notice.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Questions from Steeple View

Does a conservation area affect roof work in Steeple View?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

My home in Steeple View has a flat-roofed garage or porch. Is it worth having that looked at?

Frequently, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Basildon, and older felt coverings may be near the end of their life.

Do you cover Steeple View for roof surveys?

Yes. We survey roofs across London and South East England, and that includes Steeple View.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

What if it rains on the day?

A survey can normally go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Different roofs, different checks

Chimney stacks

We check the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Honest limits

Before you book, it is worth knowing what a survey will not do:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • Walls, floors and services below the roof

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • The roof space
  • Chimney stacks

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are. For a survey in Steeple View, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
