Wickford New Roof Snagging
Checking a new or replacement roof for snags for Wickford and the rest of Essex. We survey on any day of the week.
- Cracked lower roofs or marked walls after the work
- Gutters blocked by building debris
- Loose or badly finished ridge tiles
How new roof snagging works in Wickford
We report on what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. We survey replacement roofs, ridges and verges and new flat roofs, and the problems we’re asked to look at most are underlay at the eaves left exposed and signs of condensation in the roof space.
Most homes in a town like Wickford are houses, so the roof typically belongs to the property you are buying or paying for, apart from details shared with the house next door on semis and terraces. That makes a roof defect a cost that falls on you: it is better to know about it before exchange or before the final payment than afterwards. A written report with photographs gives you specific points to raise with the seller or the roofer.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Details hidden from sight
- Nails and clips under the slates or tiles
- Whether the roof will leak in future
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What our survey covers.
What this survey covers
- Loft conversions and dormers
- Replacement roofs
- Flashings and valleys
- Ridges and verges
- New flat roofs
- New-build homes
How we price new roof snagging
When we price a survey, we consider:
- Basic, Standard or Premium
- The size of the roof
- The height of the building and how the roof can be seen safely
- Chimneys, valleys, parapets and other details
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Getting in touch
There’s no need for technical words. Just let us know:
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Any photos you have, taken from ground level or a window
- The property’s address and postcode
Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

When to book a survey in Wickford
Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters or damage lower roofs.
It’s worth booking a survey if you’ve seen:
- Tiles or slates sitting out of line
- Cracked lower roofs or marked walls after the work
- Missing or blocked roof ventilation
- Verge tiles or slates not secured
The streets around a church such as St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Before you book anyone

- What experience they bring
- How soon the report will arrive
- Is there a chance to talk the report through?
Why get it checked now?
Photos from the ground rarely show the detail. Our inspection looks as closely as can be done safely using a drone where it applies. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Wickford as anywhere.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
What you get with us
- Drone flown under a CAA Flyer ID and Operator ID
- Packages from £150, inc. VAT
- Drones and thermal imaging where applicable
- Surveys on weekdays, Saturdays and Sundays

What we do, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we’re there. For a home in Wickford, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.
- We ask what work was done and when it was finished.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The loft space is checked where safe, along with any mess or damage left after the work.
- We send a written report with photos of each snag.
How to prepare
- Check pets are kept safely away
- Dig out any old roof reports or invoices
- Note where any stains or damp appear

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Local roofs and buyers in Wickford
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Wickford: your questions answered
How do I find out if my home in Wickford is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is there anything to prepare before you come to Wickford?
Mostly, it is about access: the loft hatch, any locked gates and where to park in Wickford. It also helps to know about any leaks or earlier repairs.
Do you lift tiles to check the fixings?
No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How much is new roof snagging?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or use the contact form for a price.
Do you cover Wickford?
Yes. We carry out new roof snagging in Wickford.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Keep warranty papers safe
- Check that gutters weren’t left full of offcuts
- Walk round the house to look for knock-on damage
- Check the roof before you pay in full
You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.
File the contract, invoices and warranty papers in one place. The report belongs with them.
