Landlord roof survey in Wickford: what you get

We survey let and shared roofs in Wickford and across London and the South East. Time on site normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can be seen safely including by drone where applicable. A written report with photos follows. If you’re worried about missing or loose roof coverings and failed flashings at walls and chimneys, we can find out what’s behind it.

Semis and terraces in a town like Wickford share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It helps to mention any shared stacks or gutters when you book.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Why act early in Wickford

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Once water reaches the loft insulation in a home in Wickford, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Roofs, chimneys and gutters in Wickford

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Wickford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Eastgate Shopping Centre, a roof report helps plan work around trading rather than after a leak. The streets around a church like St Andrew are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Wickford is about 4 miles north-east of Basildon, in Essex. We survey roofs in Wickford and the surrounding area as part of our work across London and South East England. Our area takes in places right across Essex. Our Chelmsford page covers surveys nearby.

Questions from Wickford

I let a flat near Wickford station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Is Wickford in the area you cover?

We do. The survey and report are the same in Wickford as anywhere else.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

How much does a landlord roof survey cost in Wickford?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Honest limits

To be straight with you, there are limits to any roof survey:

  • A full building survey of every part of the property
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we check

  • Rented houses
  • Blocks of flats
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Gutters and downpipes

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a typical home, though large, tall or awkward roofs take more time. A survey in Wickford needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

Advice

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Give residents notice before a survey
  • Don’t wait for a leak to survey the roof
  • Book gutter clearing at least once a year
  • Give tenants a simple way to report leaks

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

For landlords and managing agents

Landlords, agents and building managers in Wickford and across Essex can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

What we look for on each type of roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.
