Pre-purchase roof surveys near Langdon Hills

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like Langdon Hills, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

How a pre-purchase roof survey works in Langdon Hills

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a report with photographs. We survey the roof space, clay and concrete tiles and flat-roofed extensions and dormers, and the problems we’re asked to look at most are gutters choked with leaves and moss and blistered or split felt on a flat roof.

In a smaller place like Langdon Hills, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather normally shows first. Whether you are buying or signing off new work, those edges deserve a close look. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Pre-purchase roof surveys in Langdon Hills: local notes

The coast is about 5 miles or less from Langdon Hills, so there is more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take an older house close to Church of St Mary: the roof may have had decades of patch repairs, and the survey shows where they are.

Prices for pre-purchase roof surveys in Langdon Hills

Several things affect the price of a survey:

  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

FAQs for Langdon Hills

Is my home in Langdon Hills listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

My home in Langdon Hills has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it as you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How do I arrange a pre-purchase roof survey in Langdon Hills?

The quickest way is to call 07833 053749 or send us an email. Let us know the address and a little about the roof. Surveys run seven days a week.

Do you inspect the roof from on top?

Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Signs you need a pre-purchase roof survey in Langdon Hills

Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Problems we come across often include:

  • Sagging ridge lines or uneven roof slopes
  • Loose pots and cracked flaunching
  • Bitumen or mortar used in place of proper repairs
  • Old water stains in the roof space

If you own a rental within reach of Laindon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

  • Is VAT included in the price?
  • Their insurance cover
  • Whether you can ask questions once you have the report

What a roof survey includes

Why it is worth a survey now in Langdon Hills

Without a survey, you are relying on a glance from the pavement. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in. Around Langdon Hills, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What you get with us

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • A valuation or a promise of a lower price
  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.
