Pre-purchase roof surveys for homes and businesses in Noak Bridge

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so it is clear what it means for your purchase. If you’ve noticed slates or tiles that have slipped or gone and roof slopes that look uneven or sagging, a survey will tell you what’s going on, on flat-roofed extensions and dormers, chimney stacks and gutters and downpipes alike.

Around Noak Bridge, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a survey in Noak Bridge, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Noak Bridge homes and their roofs

Noak Bridge is part of Basildon, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Whether you’re buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you let a flat or house near Basildon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are.

Noak Bridge is about 1 mile north-west of Basildon, in Essex. We survey roofs in Noak Bridge and the rest of Essex, as part of our work across London and South East England. Noak Bridge: your questions answered

Is my home in Noak Bridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Noak Bridge?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

Landlord and commercial surveys in Noak Bridge

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

Roofs we survey in Noak Bridge

  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks
  • Flat-roofed extensions and dormers

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you. In a smaller place like Noak Bridge, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we look for on each type of roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
