Flat roof survey in Noak Bridge: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. If you’ve noticed a sagging deck under the covering and blisters and bubbles in the covering, we can find out what’s behind it, whatever the roof.

Around a smaller place like Noak Bridge, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why get it checked now?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. With lower homes, common in places like Noak Bridge, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What a flat roof survey does not cover

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we don’t walk on
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

Noak Bridge questions

Is Noak Bridge within the area you cover?

Yes, Noak Bridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Should a flat-roofed garage or porch in Noak Bridge be checked too?

It’s often worth it, as these roofs are easy to forget. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

How do you inspect a flat roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or email us with the address.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Landlord and commercial surveys in Noak Bridge

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey works

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Homes around Noak Bridge often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Local flat roofs in Noak Bridge

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Take an older house close to Church of St Nicholas: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Basildon station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Shop and office owners around Eastgate Shopping Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.
