Flat Roof Survey in Lee Chapel
Flat roof surveys in Lee Chapel and the rest of Essex. We survey on weekdays and at weekends.
- Raised blisters across the surface
- Edge trims that have lifted or split
- Dips that suggest the deck is deflecting
How the survey changes by roof type
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Flat roof survey in Lee Chapel
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are ponding water that doesn’t drain away and outlets that hold water back, across upstands and outlets, mastic asphalt and single-ply membranes.
In smaller places like Lee Chapel, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which can make access easier.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Why it is worth a survey now in Lee Chapel
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In an older home around Lee Chapel, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

How it works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Lee Chapel is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Have any paperwork from past roof work to hand
- Keep pets inside or away from the areas we are looking at
- Make a note of anything you’d like us to look at

DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Flat roof surveys around Lee Chapel
Lee Chapel lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For businesses in and around places such as Eastgate Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near Basildon station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as St Anne Line Catholic Junior School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- Commercial roofs and larger buildings
- How many separate roofs there are, like extensions, dormers and garages
- The size of the roof
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.
Booking your survey
You don’t need to know any roofing terms. It’s enough to let us know:
- Where any leaks, stains or damp patches show inside
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- The address and postcode of the property
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

FAQs for Lee Chapel
Are flat-roofed garages and porches in Lee Chapel worth including?
It’s frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Is my home in Lee Chapel listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How experienced are you?
Over 20 years and more than 5,000 surveys.
