New roof snagging for Norton End homes and businesses

New roof snagging in Norton End: what you get

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the loft space and the roof where safe. You then get a written report with photos to share with your roofer. Common reasons to book are cracked lower roofs or marked walls after the work and gaps at new flashings, across loft conversions and dormers, ridges and verges and replacement roofs.

Older buildings in small places like Norton End may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two for a house, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. In a hamlet or village like Norton End, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it is shared
  • Note where any stains or damp appear

The wider area around Norton End has a long history of building, with Audley End House about 1.7 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

Signs worth acting on include:

  • Offcuts and broken tiles left behind
  • Tiles or slates sitting out of line
  • Underlay not dressed into the gutter
  • Cracked mortar at the ridge or hips

Landlords with a home close to Audley End station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What affects the cost of new roof snagging

What happens if roof problems are left?

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. Outbuildings and barns around Norton End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. New roof snagging starts from £150, including VAT.
