Roof surveys across RM5: what to expect
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Typical surveys look at blocked, sagging or leaking gutters and water stains on rafters and ceiling joists, on flat roofs, clay and concrete tiles and ridges, hips and valleys.
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for most houses, and longer for a large or complex roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Near you in Chase Cross
We work in homes and buildings around Bower Park Academy, Colley Rowe Inn and Clockhouse Primary School and the streets around them. Other local landmarks include St James (less than half a mile south-west) and Havering Country Park (0.5 miles north). The closest station to Chase Cross is Gidea Park station, roughly 2.1 miles south-east. Nearby you will also find Romford Shopping Hall (1.8 miles south) and Harold Wood Hospital (2.3 miles south-east). Green spaces nearby include Bedfords Park.
Homes and roofs across RM5
Across RM5, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and RM5 is well within that. Visits run on weekdays and at weekends.
Chase Cross: Historic houses such as Hare Hall, about 2 miles south-east, show how far back building around Chase Cross goes. Older homes in the area may have roofs that need matching materials when work is done. Homes near green spaces like Havering Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Roof by roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
What a survey costs
To price your survey, we look at:
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
- The roof’s overall size
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
Helping us price your survey
Some details help us point you to the right survey and price. When you contact us, it helps to mention:
- What made you get in touch
- Any deadline, like an exchange date
- Access details, such as a loft hatch or a shared roof
- The address and postcode of the property
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Signs you need a roof survey
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.
Typical things we are asked to look at include:
- Leaning or weathered chimney stacks
- Ridge tiles that have lifted or moved
- Slipped, cracked or missing slates and tiles
- Gutters that overflow in heavy rain
Tips that help
Nothing here needs a ladder. A few suggestions:
- Include dormers, porches and garages as you book
- Mention any damp patches as you book
- Keep a record of damp patches and dates
- Clear the loft hatch area before we arrive
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- A promise that the roof won’t leak in future
RM5 questions
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
What does a roof survey cost?
Roof survey starts from £150, including VAT. You’ll know the price for your survey before booking. To get a price, phone 07833 053749 or drop us an email.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
