Thermal roof surveys for Chase Cross homes and businesses

Thermal roof surveys for homes and businesses in Chase Cross

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We are often asked to look into damp that repairs haven’t cured and possible trapped moisture under a flat roof covering, on loft conversions, ceilings below the roof and flat roofs.

Older cottages and houses around Chase Cross may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Keep the heating on as usual before a heat loss survey
  • Clear a path to the loft hatch before we arrive
  • Keep dated photos of any marks on ceilings
  • Note where damp appears and after what weather

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Readings unaffected by sun, shade or reflections
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

Chase Cross questions

Will you come out to Chase Cross?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Chase Cross listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long does the survey take?

Most surveys take between one and two hours for a house, and longer for a large or complex roof. The report follows by email.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you need a thermal roof survey in Chase Cross?

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

It’s worth booking a survey if you’ve seen:

  • Leaks far from where the stain appears
  • Stains that keep coming back
  • Damp around chimneys and parapets
  • Patches of heat loss across the roof

Take an older house close to St James: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance
  • What happens after the report arrives

What’s in a roof survey

Why it’s worth a survey now in Chase Cross

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a smaller place like Chase Cross, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Parking around Chase Cross is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • Point out any leaks or damp patches

Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
