New roof snagging in Horsley Cross

About our new roof snagging in Horsley Cross

We carry out new roof snagging in Horsley Cross and across London and South East England. Time on site typically takes an hour or two for most homes, depending on how much new work there is to check. We inspect as far as it is safe to see, and by drone where it’s applicable. You then get a photo-illustrated written report. We inspect on weekdays and at weekends. If you’re worried about loose flashings at walls or chimneys and debris left in gutters or valleys, we can find out what’s behind it, on loft conversions and dormers, ridges and verges and new flat roofs alike.

For a small place like Horsley Cross, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Flashings

Chimney flashings are a frequent source of leaks and are checked closely.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere as small as Horsley Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Advice

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Arrange the inspection before settling the final bill
  • Raise snags in writing with your roofer
  • Check that gutters weren’t left full of offcuts
  • Keep warranty papers safe

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Keep an eye on the roof and ceilings in the first months. It’s simpler to raise problems soon after the job.

FAQs for Horsley Cross

How do I find out if my home in Horsley Cross is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Horsley Cross within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Horsley Cross homes and their roofs

Horsley Cross lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a proper look whether you are buying or signing off new work. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. For a purchase or a newly finished roof, the materials decide which details matter most.

Historic houses like Castle House, about 4.9 miles north-west, show how far back building around Horsley Cross goes. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For landlords with property near Mistley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
