New roof snagging for homes and businesses in Woodhatch

We carry out new roof snagging in Woodhatch and across London and South East England. A visit usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed underlay ending short at the eaves and loose flashings at walls or chimneys, we can find out what’s behind it, on replacement roofs, new-build homes and new flat roofs alike.

Some older homes in villages like Woodhatch are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Before and after the survey

From years of surveys, a few habits stand out:

  • Look for debris left in gutters from ground level
  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Send the snagging report to your roofer

You receive a report with photographs of each snag and written recommendations. Pass it on to your roofer or builder.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.

Different roofs, different checks

Clay and concrete tiles

Verge and eaves tiles are where snags often show on tiled roofs. We look at them closely.

Flashings

Flashings seal the roof to walls and chimneys. We check they’re dressed, fixed and pointed where they can be seen.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at a typical home, and longer for a large or complex roof. Rural addresses near Woodhatch can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Before we arrive

  • Leave side gates unlocked
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Landlord and commercial surveys in Woodhatch

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Why it is worth a survey now in Woodhatch

Raising snags before the final payment is usually simpler. After the final payment, getting them back can take longer. Our report lists what to raise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Woodhatch: your questions answered

Is Woodhatch in the area you cover?

Yes, Woodhatch is one of the places we work. The survey and report are the same in Woodhatch as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Woodhatch?

We do. Villages and rural addresses get the same survey as a town house.

How long does new roof snagging take?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or send us an email for a price.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Buying a home or a new roof in Woodhatch

With Hill Hall about 1.3 miles south-west, Woodhatch sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

In and around Woodhatch, as anywhere, a roof is easiest to deal with when its problems are found early.

What new roof snagging doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings
  • Areas out of view from each safe vantage point
