Useful tips for Steventon End property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Send the snagging report to your roofer
  • Keep the contract and invoices together
  • Agree snagging with your roofer at the start
  • Look for new stains after a downpour

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Do not settle the final bill until the roof has been inspected if your contract allows it. It gives the roofer a reason to finish everything.

New roof snagging for homes and businesses in Steventon End

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. It all goes in the report. If you’re worried about tiles or slates sitting out of line and debris left in gutters or valleys, we can find out what’s behind it, on flashings and valleys, replacement roofs and new-build homes alike.

Being in a small place like Steventon End makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

What we cannot see

A survey is a careful look at the new roof, but it can’t do everything. Its limits include:

  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Ridges and verges
  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • New-build homes
  • Loft conversions and dormers

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey usually takes roughly 1–2 hours for most houses, and more on a big or complicated roof. For a village or hamlet like Steventon End, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed

Advice

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Questions from Steventon End

Do you cover Steventon End?

Yes. Our area covers London and the South East, and Steventon End is part of that. You can ring 07833 053749 or email us with the address and some details.

Does a conservation area affect roof work in Steventon End?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

How long does new roof snagging take?

A visit usually takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. You’ll know roughly how long when we arrange it.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

Do you climb onto every roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you need new roof snagging in Steventon End?

Most householders cannot get a good look at their new roof. Without an independent check, you are relying on what can be seen from the ground before you pay.

A survey can pick up problems such as:

  • Vents that weren’t fitted or are covered
  • Underlay not dressed into the gutter
  • Flashings not properly dressed or fixed
  • Untidy or loose verge details

For properties in and around Steventon End, we check what can be seen safely and explain what we find.

Choosing a roof surveyor

  • What the survey will not cover
  • Which viewpoints they use to see the roof
  • What experience they bring
  • Whether the roof space is looked at, where there is one

What to expect from a roof survey

How we price new roof snagging

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • Roof area

All our prices include VAT. Prices start from £150, including VAT. You will know the price for the job before booking.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

New roof snagging in Steventon End: local notes

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
