Roof surveys across CB10

Roof surveys across CB10: what to expect

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We are often asked to look into loose chimney pots and valley linings that have cracked or split, on ridges, hips and valleys, lead flashings and the roof space.

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across CB10

CB10 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in CB10.

Our area covers London and South East England, including CB10. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Saffron Walden: Take an older house close to Saffron Walden Baptist Church: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like R A Butler Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Prices for roof surveys in CB10

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How big the roof is
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you contact us

There is no need for technical words. It is enough to tell us:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange
  • Access details, such as a loft hatch or a shared roof

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What a survey does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.

What to check before booking

  • Whether you get a written report with photos
  • What experience they bring
  • How long the report takes to arrive
  • Whether the loft is part of the inspection

Useful tips for CB10 property owners

A survey works best with a little help from you, before and after. Some tips:

  • Have details of recent roof work to hand
  • Check we can open the loft hatch
  • Include dormers, porches and garages as you book
  • Mention any damp patches as you book

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Your questions about roof surveys in CB10

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Do you work in CB10?

Yes. We survey roofs in CB10 and the rest of Essex, as part of our work across London and the South East. To book, call 07833 053749 or email us.

How long does a roof survey take?

Allow an hour or two for most homes, depending on how many separate roofs there are. We will give you an idea of timing when you book.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
