Independent roof surveys in Elder Street

Roof surveys for homes and businesses in Elder Street

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Typical surveys look at leaking gutter joints and downpipes and flashings that have come away from the wall, across flat roofs, ridges, hips and valleys and the roof space.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. For older village homes like those around Elder Street, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Prices start from £150, including VAT. You will know the exact price before you book.

Why us?

  • Package prices that include VAT
  • Every finding written up with photos
  • Two decades and more of roof surveys
  • Visits on any day of the week

Read how roof surveys are priced and our case studies.

What affects the cost of roof surveys

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Getting in touch

Before you get in touch, it is useful to have:

  • What’s prompted the survey
  • Any deadline, like an exchange date
  • Anything about access we should know
  • Where the property is, with the postcode

For a price for roof surveys in Elder Street, ring 07833 053749 or send us an email. The address, the type of property and what you need to know help us give you an accurate price.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather
  • A structural engineer’s report

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • The roof space
  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your questions about roof surveys in Elder Street

Is my home in Elder Street listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Newport (Essex) station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

Allow roughly 1–2 hours at most homes, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.

When to book a survey in Elder Street

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch when they’ve noticed something like this:

  • Worn or blocked valleys
  • Leaking gutter joints and downpipes
  • Cracked or blistered flat roof coverings
  • Water stains on rafters and ceiling joists

If you own a rental within reach of Newport (Essex) station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • How much experience they have with roofs like yours
  • What follow-up you get after the report
  • Whether any drone flown is registered with the CAA

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Elder Street, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day
  • Make a note of anything you’d like us to look at
