Roof survey in Widdington: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed valley linings that have cracked or split and flashings that have come away from the wall, a survey will tell you what’s going on.

In a small place like Widdington, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How it works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take an hour or two for most homes, depending on how many separate roofs there are. In a small place like Widdington, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming
  • Agree roof access with the managing agent if it’s shared

Advice

Questions from Widdington

Is my home in Widdington listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Newport (Essex) station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you look at a roof that is joined to next door?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Roof surveys around Widdington

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Widdington has a long history of building, with Horham Hall about 3.4 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Joyce Frankland Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Hold on to the report for future surveys
  • Stay off ladders and the roof
  • Photograph stains when they appear
  • Include dormers, porches and garages as you book

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

When to book a survey in Widdington

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

A survey makes sense if you’ve noticed:

  • Gaps in the roof where coverings have gone
  • Worn lead at chimneys and abutments
  • Loose chimney pots
  • Blocked, sagging or leaking gutters

If you let a flat or house near Newport (Essex) station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive
  • How they plan to inspect the roof safely

What’s in a roof survey

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof structure meets design loads
  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Around Widdington, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.
