How a thermal roof survey works in Widdington

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’ve noticed areas of a flat roof that may hold water and stains that keep coming back, we can find out what’s behind it, on loft conversions, commercial roofs and flat roofs alike.

Villages like Widdington frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Widdington questions

Will you come out to Widdington?

Yes, Widdington is on our map. Villages and rural addresses get the same survey as a town house.

Do you cover Widdington?

Yes, Widdington is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and some details.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Can you do a thermal survey in any weather?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere like Widdington needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed

What we look for on each type of roof

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.

Thermal roof surveys in Widdington: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Joyce Frankland Academy will know that thermal images can show where wet insulation sits under a big flat roof. Horham Hall, about 3.4 miles south-east, is one of the historic houses in the wider area around Widdington. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

We carry out thermal roof surveys in Widdington for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Why get it checked now?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. In a place like Widdington, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Prices for thermal roof surveys in Widdington

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Roof area
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Getting in touch

To price your survey accurately, we will ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them

Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep the heating on as usual before a heat loss survey
  • Clear leaves from outlets and gutters each autumn
  • Tell us where and when you’ve seen damp or stains
  • Don’t climb onto the roof to look for leaks yourself

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Signs you need a thermal roof survey in Widdington

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

Common reasons to book include:

  • Damp around roof outlets and upstands
  • Leaks far from where the stain appears
  • Damp that repairs haven’t cured
  • Water getting in at parapets and stacks

Take an older house close to Church of St Mary the Virgin: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
