Flying and imaging in Henham

Horham Hall, about 2.7 miles east, is one of the historic houses in the wider area around Henham. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Henham and Ugley Primary and Nursery School will know that a view from above covers a wide roof far faster than walking it.

Henham is about 6 miles north-east of Bishop's Stortford, in Essex. Anywhere in Henham, we can carry out thermal roof surveys at your property. Henham is one of the places in Essex we cover for thermal roof surveys. Chelmsford is in our area too.

Surveys in CM22 work the same way as everywhere else we cover. Whether your property is on High Street, The Row and Crow Street or anywhere close by, we can survey it. Thermal roof survey in Henham: what you get

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey loft conversions, flat roofs and insulated roof spaces, and people most often book us about leaks far from where the stain appears and heat escaping through the roof.

Villages like Henham often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere like Henham needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Check the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the deck or roof structure is strong enough
  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roofs we survey in Henham

  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What affects the cost of thermal roof surveys

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can safely be seen
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Helping us price your survey

When you call or email, these details help:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date
  • Where water is showing inside, if it is

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Common roof problems in Henham

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.

These are some of the problems a survey can pick up:

  • Gaps in loft insulation
  • Areas of a flat roof that may hold water
  • Cold areas below the roof
  • Leaks that are hard to trace

If you live in an older home near Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before you book anyone

  • Whether the loft space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance

Common questions in Henham

Is my home in Henham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Henham?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can a thermal camera see water?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Different roofs, different checks

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
