How a flat roof survey works in Henham

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We’re often asked to look into a sagging deck under the covering and upstands pulling away from walls, across single-ply membranes, EPDM rubber and GRP fibreglass.

Somewhere as small as Henham, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Your questions about flat roof surveys in Henham

Do you cover Henham?

Yes, Henham is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Is my home in Henham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Does the weather affect the survey?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Henham, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.

What we need to know

To price your survey accurately, we will ask about:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why act early in Henham

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Where a roof is exposed, as many are in small places like Henham, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Flat roof surveys around Henham

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Henham has a long history of building, with Horham Hall about 2.7 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Elsenham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Mary the Virgin: the joins between later flat roofs and the old walls are where problems typically start. For site and facilities teams at buildings like Henham and Ugley Primary and Nursery School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Henham is about 6 miles north-east of Bishop's Stortford, in Essex. In Henham, as across Essex, every roof gets the same careful survey. Our Essex coverage includes Henham. Our Chelmsford page covers surveys nearby.

What this survey can’t tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof won’t leak in future
  • A structural engineer’s assessment of the deck

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes

What we look for on each type of roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
