Flat roofs in Elsenham
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. The wider area around Elsenham has a long history of building, with Horham Hall about 4 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Forest Hall School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Elsenham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Church of St Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Flat roof survey in Elsenham
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. Common reasons to book are blisters and bubbles in the covering and outlets that hold water back, across felt flat roofs, EPDM rubber and GRP fibreglass.
In a smaller place like Elsenham, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What we look for on each type of roof
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.
How it works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in Elsenham, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Make a note of anything you’d like us to look at
- Unlock side gates and any roof access doors
- Clear the way to the loft hatch

Questions from Elsenham
Is Elsenham within the area you cover?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Elsenham?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you check the loft?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
How long is the visit?
Expect it to take roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The written report follows by email.
Why it’s worth a survey now in Elsenham
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a smaller place like Elsenham, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Limit foot traffic on the covering
- Plan a survey before the covering reaches the end of its usual life
- Never stand on rooflights or fragile sheeting
- Keep records of when the roof was laid and what work has been done
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
What a flat roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s under the membrane without opening it up
- Asbestos testing, which needs a specialist asbestos surveyor
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Surveys for landlords and agents in Elsenham
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
