How a flat roof survey works in Brick End

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We are often asked to look into signs of deflection in the roof deck and edge trims that have lifted or split, across EPDM rubber, upstands and outlets and GRP fibreglass.

Somewhere as small as Brick End, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

Brick End: your questions answered

Do you cover smaller places like Brick End?

Yes, Brick End is on our map. Villages and rural addresses get the same survey as a town house.

Do you carry out roof surveys in Brick End?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I arrange a flat roof survey in Brick End?

It’s easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.

Do you check flat roofs for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.

What affects the cost of flat roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Getting in touch

A little information up front helps. Please include:

  • When you need the report by
  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two at a typical home, or half a day or so for a commercial building. Rural addresses near Brick End can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or send us an email.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Older cottages and farmhouses around Brick End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Any of our surveys can be booked by landlords, agents and building managers in Brick End. To discuss a property or a block, phone 07833 053749 or email us.

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flat roof surveys around Brick End

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Brick End has a long history of building, with Horham Hall about 2.4 miles north-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Stansted Airport station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking.
