How a roof survey works in CM22
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are loose ridge or hip tiles and slates or tiles that have slipped or broken.
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you’ll pay
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Roofs, chimneys and gutters across CM22
From Bishop's Stortford, Sawbridgeworth and Elsenham to smaller places, people across CM22 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Our area covers London and the South East, including CM22. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Elsenham: Anyone responsible for a site like Forest Hall School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Elsenham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Why roofs fail
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Typical things we are asked to look at include:
- Lifted, split or missing lead flashings
- Cracked or blistered flat roof coverings
- Loose chimney pots
- Worn or blocked valleys
Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Let us know about past leaks
- Include dormers, porches and garages when you book
- File the report with your home documents
- Stay off ladders and the roof
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What a survey does not cover
To be straight with you, there are limits to any roof survey:
- The condition of the rest of the building (that is a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
- Defects hidden under coverings or inside walls without opening up
Why act early?
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.
Questions to ask before you book
- How they plan to inspect the roof safely
- Whether they hold professional indemnity and public liability insurance
- How much experience they have with roofs like yours
- Which limits apply to the survey
Different roofs, different checks
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Questions from CM22
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
What’s the best way to book?
It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
How long will you be at the property?
On site, it normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
