Roof surveys across CM21: what to expect
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, flat roofs and natural slate, and common reasons people get in touch are slates or tiles that have slipped or broken and valley linings that have cracked or split.
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Roof surveys across CM21: local notes
Homes across CM21 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in CM21.
We work right across London and South East England, from the Isle of Wight to Hertfordshire, CM21 included. Visits run on weekdays and at weekends.
Sawbridgeworth: Take a building like Fawbert and Barnard Infants' School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Gibberd Garden is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Checking the roof from the ground
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Roof by roof
Chimney stacks
We check the stack itself, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Leave it or get it looked at?
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
What to check before booking
- Whether VAT is in the quoted price
- Their drone registration, if they fly one
- What insurance they carry
- What the survey will not cover
For landlords and managing agents
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
What we are asked to look at in CM21
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
People typically book a survey when they’ve noticed one of these:
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
- Blocked, sagging or leaking gutters
- Gaps in the roof where coverings have gone
Questions from CM21
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Can you look at a roof that’s joined to next door?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
