About roof surveys in CM23
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a written report with photographs and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We’re often asked to look into water stains on rafters and ceiling joists and flashings that have come away from the wall, across chimney stacks, lead flashings and ridges, hips and valleys.
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a report with photos and recommendations.
What you’ll pay
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Roof surveys across CM23: local notes
Across CM23, from Bishop's Stortford, Stansted Mountfitchet and Bentfield Green outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles. Each roof in CM23 is checked with its age and materials in mind.
Bishop's Stortford: For an older house near a landmark such as Church of St Michael, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like St Michael's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Include dormers, porches and garages when booking
- Have details of recent roof work to hand
- Let us know about any leaks or stains you’ve seen
- Take photos of any leaks as they happen
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Signs you need a roof survey
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
Typical things we are asked to look at include:
- Loose chimney pots
- Debris building up in roof valleys
- Gutters that overflow in heavy rain
- Slipped, cracked or missing slates and tiles
What affects the cost of roof surveys
When we price a survey, we consider:
- The roof’s overall size
- Height and safe access
- The shape of the roof and its details
- Extensions, dormers and garages with roofs of their own
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
Booking your survey
If you can, have these to hand when you contact us:

- The property’s address and postcode
Unsure which package suits your roof? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Surveys for landlords and agents in CM23
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
Common questions in CM23
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we will explain what’s needed.
Do you go up on the roof?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you check whether my roof contains asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
