Roof survey in Spellbrook

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are cracked mortar along the ridge and slipped, cracked or missing slates and tiles.

Somewhere as small as Spellbrook, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Spellbrook: your questions answered

Are there drone restrictions around Spellbrook?

Typically it comes down to two things: the airspace at the address and the weather. Spellbrook is about 1 mile from the edge of the flight restriction zone around Stansted Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in Spellbrook?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from the ground, windows and the roof space.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for a house, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. Around Spellbrook, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Roof surveys in Spellbrook: local notes

The flight restriction zone around Stansted Airport comes within about 1 mile of Spellbrook. If your survey includes the drone, we check the exact boundary for the address before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Spellbrook CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Where a roof is exposed, as many are in small places like Spellbrook, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • More than 5,000 surveys completed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent look at the roof
  • Customer satisfaction of 98%

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

When to book a survey in Spellbrook

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

Common reasons to book include:

  • Cracked mortar along the ridge
  • Loose chimney pots
  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys

Landlords with a home close to Sawbridgeworth station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What insurance they carry
  • Which parts of the roof they’ll actually see

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Make sure we can open the loft hatch
  • Take photos of any leaks as they happen
  • Tell us about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
